Summary As a Building Manager, you will be responsible for direction and supervision of assigned Property Management and Customer Service activities, and coordination of all Public Buildings Service activities. Location of position: General Services Administration (GSA), Public Buildings Service (PBS), Long Island Field Office in Central Islip, NY. We are currently filling one vacancy, but additional vacancies may be filled as needed. Videos Help Duties This position has job functions that must be executed within specific geographic locations. The official duty station is a federal facility, leased space, or an alternative worksite (typically the employee's home) within the specified geographic area. If you are selected for this position you will be expected to report to the duty station listed on this announcement within 45 days. At that time, you may be eligible to request to telework one or more days a pay period depending upon the terms of the agency's telework policy. * Directs or supervises a full range of GSA workers, staff, and/or buildings - such as concessions, mechanical maintenance, janitorial service, waste management, and contract management - to ensure a safe environment. * Inspect buildings for a variety of construction project aspects - which may include coordination with tenants regarding alteration requests, determining scopes of work, drafting funding requests, and/or acceptance of inspected work - which enhance building safety or environmental efficiency. * Responsible for oversight of full administration of leases ensure compliance with established terms and conditions by tenants and GSA. * Resolve a range of staff issues such as: hiring, labor and union relations, training coordination, and/or delegation of work to ensure continued success of leasing programs. * Represent GSA's property management service through interfacing with community groups, tenants, and/or federal-level personnel to promote enhanced working relations. * Continuously review expenditures or overall operating budget to develop funding requests for repair or alteration projects. * Serve as Contracting Officer Representative (COR) for administration of service and construction contracts awarded by others. To qualify, you must have at least one year of specialized experience equivalent to the GS-12 level or higher in the Federal service. Specialized experience is: Experience managing large office buildings or large office complexes including assigning tasks to staff; improving customer and client agency satisfaction with building services; negotiating service contracts and lease provisions; preparing service contracts; developing maintenance programs; evaluating and monitoring building operations, maintenance, repair, custodial, recycling, environmental management and alterations, etc. to ensure compliance with agency requirements and industry standards; performing budget formulation and execution; and conducting inspections of designated space or facilities.
