A Brief Overview The Maintenance Operations Manager will report to the Sr. Manager, Maintenance Operations and supports Operations Leadership, the Regional Maintenance Directors, the Operations Support teams, and HMC property teams, providing the highest level of customer service, guidance, and support relating to maintenance operations. This role is responsible for ensuring the smooth running of the day-to-day Yardi operations and documentation, as well as other maintenance platforms, in support of maintenance operations and in line with legal requirements. The position will provide support for metrics and reporting related to work order performance, accuracy and policy. This position requires a significant amount of Yardi and COMmand Central knowledge, HMC Maintenance Operations, and other technical platforms, as well as exemplary attention to detail, organizational and strategic thinking skills, in addition to the ability to coordinate between and provide pro-active communication to internal departments and portfolio locations. What you will do * Supports the development, training, and implementation of maintenance systems and operational processes and procedures. * Performs portfolio-wide analysis and evaluation of performance and adherence to operation legal agreements. * Partners with Regional Maintenance Directors and Directors of Operations in analyzing operational effectiveness and efficiencies to maximize productivity and fiscal management. * Produces reports that validate compliance with maintenance standard operating procedures. * Collaborates with HMC Departments on strategic initiatives related to maintenance operations. * Acts as subject matter expert on maintenance operations outlined in legal documents. * Prepares preliminary performance incentive fee packages, ensures accuracy of preliminary data pulled from Yardi; conducts preliminary review of all subjective information from the government to ensure accuracy in calculations, communicates any discrepancies found to the Maintenance Operations Director, Director of Operations, Regional Maintenance Director, and Vice President of Operations. * Supports government related metrics reporting. * Evaluates maintenance programs for effectiveness and advises the Sr Manager, Maintenance Operations, Sr Director of Maintenance and Facilities, and Regional Directors of Maintenance on recommended means of improvement. * Works with the Director of Safety and Environmental to identify and validate approved, consistent practices within the maintenance arenas. * Learns and ensures compliance with all company, local, state, and federal safety rules. * Represents the company in a professional manner at all times-on. * Escalates property issues or any crises to appropriate parties. * Serves as a resource for both site-level and corporate positions to ensure standardized practices across the portfolios are being adhered to and improved. Qualifications * Bachelor's Degree Bachelor degree from an accredited college or university with a focus in Business Administration, Property Management, or related field Or equivalent work experience highly preferred. Preferred or * Three plus years property management maintenance experience Required and * Working knowledge of Yardi / COMmand Central, preferred. Preferred * Previous experience utilizing database queries and structures for modeling, extracting, and reporting information Preferred * Excellent oral/written communication skills, including group facilitation and presentation skills. * Excellent interpersonal skills, including leadership, influencing, and relationship-building across functions. Ability to identify, use, understand and manage emotions in positive ways to empathize with others and overcome challenges; self-awareness. * Excellent attention to detail, organizational, and strategic thinking skills. * Proficient in providing end user support in accounting, maintenance/warehouse operations and purchasing/inventory YARDIs modules as they primarily relate to onsite operations highly desired. * Strong organizational and interpersonal skills with the ability to work with technical and non-technical users at all levels. * Strong Microsoft Office applications (Word, Excel, Outlook, and PowerPoint) skills. * General knowledge of financial and accounting concepts, property maintenance processes and the related to successful multifamily operations. * Ability to organize/prioritize work, manage multiple tasks and projects and function effectively as a self- directed leader of multiple initiatives. * Requires a self-motivated, team player who pays close attention to detail and who has the ability to prioritize in a fast-moving environment with excellent consulting, client management and business literacy skills. * Takes initiative to identify and anticipate client needs and make recommendations for improvement. * While working in an independent and reliable manner, teamwork and effective communication will also be necessary for success. Compensation We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $83,200 - $105,100, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience.
