Drew University is seeking a Facilities Manager in the Facilities Department. This is a full-time, exempt, forty-hours (40) a week position. The successful applicant possesses the ability to lead, manage, and balance competing tasks, priorities, and deadlines, in addition to completing all assigned projects on time and within budget while maintaining the University's commitment to exceptional quality. This person will oversee all aspects of building facilities services and ensure the safety and ongoing functioning of the buildings. Key Responsibilities: * Supervises corrective, on-demand and preventative maintenance workflow, including work order completion and quality assurance. * Manages multiple direct reports, both trade-specific and general maintenance technicians. * Coordinates maintenance and repair activities between the technicians, service center and University customers. * Oversees the generation, distribution, and completion of PM tasks. Assists in the further development of the departmental preventative maintenance program. * Ensures minimal downtime of campus assets by proactively identifying and correcting deficiencies in a timely manner. * Participates with other management in Safety and Regulatory compliance, including managing waste disposal streams, air compliance, state and federal reporting, laboratory safety inspections, and compliance. * Interacts with campus contractors by requesting quotes for work, walk through projects, oversees work and review work completion. * Oversees and manages material and supply inventory. * This is a designated emergency leadership position, and the selected candidate will be required to respond to campus emergencies, both natural and man-made. * Performs other job-related duties as assigned. Required Qualifications: * A bachelor's degree is preferred; significant experience may be substituted for education. * 5 - 10 years of supervisory experience, preferably in a campus environment or multi-site portfolio. * Able to communicate through computer email, telephone, two-way radio systems, and cell phone. * Ability to multi-task in a high-volume, fast-paced work environment. * Able to work a rotating on-call schedule and after-hours emergency response. * Able to work some weekend and holiday coverage when needed. * Normal mobility to move around construction sites. * Able to bend, stoop, twist, climb up and down ladders. * Able to lift and carry 50 pounds, including up and down stairs. * Strong English written and verbal communication and interpersonal skills are required. * The employee is subject to outside environmental conditions. * Able to understand plans, design specifications, and manufacturer's instructions. * Competency in using tools and operating equipment. * US Driver's License required; able to drive an automobile, van, light truck or utility vehicle. Skills: * Knowledge of safe operating procedures, such as Lock Out /Tag Out. * Familiarity with building automation systems. * Ability to understand and apply industry standards for installation, repairs, and safety. * Ability to operate power tools and equipment. * Ability to operate computer-based equipment. * Familiarity with computerized CMMS work order process. * Adaptability to work in a diverse environment, focusing on customer satisfaction under high-stress conditions, and organize an effective response to day-to-day requirements and one-of-a-kind extremes. * Ability to communicate effectively, both orally and in writing. * Knowledge of the operating practices of preventive maintenance.
