Location: St. Louis, MO or Springfield, MO Crawford, Murphy & Tilly (CMT), a planning, engineering, and consulting firm is seeking to add a 2-5-year experienced Real Estate Appraiser/Land Acquisition Agent to our Surface Transportation team. The ideal candidate will assist clients in acquiring real estate and performing appraisal services for public agencies on both federally and non-federally funded projects. Responsibilities and Duties: * Perform efforts associated with property acquisition including parcel definition, title/legal review, negotiation and settlement development, property owner and agency coordination, acquisition documentation, notary public services, support of appraisal, survey, legal and eminent domain efforts, property management, etc. * If a candidate holds a real estate appraisal certification, additional duties include preparing appraisals, appraisal reviews, and cost estimates. * Evaluate and analyze data necessary to complete work products. * Collect and maintain accurate records. * Develop, monitor, and maintain project scopes, schedules, and budgets including sub-consultants. * Be prepared to testify at eminent domain hearings and trials as necessary. Minimum Qualifications: * 2+ years of appraisal/real estate industry experience with demonstrated negotiation skills and/or appraisal skills and acquisition experience (real estate, uniform act, etc.) * Demonstrated understanding of appraisal, engineering, law, and negotiations principles/terms. * Experience and demonstrated skills with real property legal descriptions, appraisals, title research, and interpreting engineering drawings. * Ability to write/communicate clearly and effectively as well as analyze and interpret a variety of technical, financial, and business-related text; government regulations; legal documents; proposals; appraisals; reports. * Proficient in Microsoft Office Suite * Candidate must be able to monitor timelines for multiple projects and meet project deadlines. * Strong organizational skills: multi-tasking, time management, attention to detail, and ability to work both independently and as part of a team. * Must possess a valid driver's license and be willing to travel for business purposes. Preferred Requirements: * Bachelor's Degree in Business, Real Estate or related field * 5+ years of appraisal industry experience and State Certified General Real Estate Appraiser License in Missouri or reciprocating state * Working knowledge of the Uniform Relocation Assistance and Real Property Acquisition Policies Act (Uniform Act), Code of Federal Regulations (49CFR Part 24), and state codes relating to: Acquisition and condemnation of property and property rights * Experience working with federal, state, and local agencies and applicable rules and policies for real estate acquisition. * Listed on MoDOT Roster of Approved Contract Appraisers and/or MoDOT Roster of Approved Contract Negotiators Who is CMT?
