Primary Purpose of Organizational Unit Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling. The HVAC Auxiliary Shop is a unit of Building Services that operates, maintains, and improves pumps, fans, compressors, motors, air filtration systems, fume hoods, and air handling systems. These diverse systems serve a variety of facilities including classrooms, auditoriums, offices, kitchen/dining areas, parking decks, arenas/athletic venues, laboratories, clinics, surgery suites, clean rooms, data centers, museums/repositories, residence halls, and vivariums. These customers depend on the Auxiliary shop to provide safe, reliable, comfortable, and efficient HVAC operations to achieve UNC's many missions. Position Summary A SIGN-ON BONUS OF $4,081 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE: $2,040.50 WITHIN 30 DAYS OF HIRE DATE & $2,040.50 12 MONTHS AFTER HIRE DATE. This recruitment is for two (2) Facility Maintenance Technician - Bldg Trades- Journey positions (00018400, 00030814). By applying, you will be considered for both positions. Changes filters for a broad range of HVAC systems, which includes operating a box truck in congested areas of campus, maintaining the filter warehouse, planning monthly and daily filter needs, and properly handling a high volume of both clean and dirty filters. Other responsibilities include taking the lead in modifying established schedules as environmental conditions (e.g., pollen, construction dust) and other issues arise, documenting all activities per university requirements, performing preventive maintenance (PM) checks (e.g., adjust drive belt tension) and cleaning HVAC equipment such as air handlers, exhaust fans, pumps, and air compressors; and performing troubleshooting and making repairs to HVAC equipment, and assisting higher level mechanics and technicians with complex issues. In performing these duties it is critical the position demonstrates Facilities Services' TOP SERVICES values of Teamwork, Openness, Professionalism, Stewardship, Excellence, Responsiveness, Versatility, Innovation, Competence, and Efficiency. Position must also contribute to the UNC safety culture and consider safety first always. Minimum Education and Experience Requirements High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis. Required Qualifications, Competencies, and Experience Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions (e.g., public health) may require the University to close. Ability to work in healthcare facilities, which requires vaccines (currently varicella or chickenpox and flu,) tuberculosis testing, and overall medical certification. Requires computer skills to be able to use the AiM Computerized Maintenance Management System and similar software. Also requires excellent planning and organization skills to ensure that the proper filter sizes and types are available within the shortest lead time possible. Ability to understand the many types of air filters, HVAC systems, and end users and differing scheduling, coordination, documentation, and planning requirements associated with each. Ability to practice excellent communication (both internal and external) and customer service skills. A valid North Carolina Driver's License or ability to obtain one prior to start date. Preferred Qualifications, Competencies, and Experience Ability to read and interpret mechanical and electrical diagrams; experience in a commercial or industrial environment performing mechanical and HVAC equipment maintenance and repair. Required Licenses/Certifications Special Physical/Mental Requirements Ability to climb ladders and stairs, or use a lift to access equipment; ability to move objects weighing at least 50 lbs; wear a respirator, safety shoes, and other personal protective equipment; and ability to lift, bend, squat, and twist while working in small spaces. Ability to do extensive walking to transport materials to/from the vehicle driven, to the actual work location. Campus Security Authority Responsibilities Not Applicable. Qualified applicants must apply and be selected from the candidate pool of this posting and meet the State policy following requirements: To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including without limitation the judicial system, state executive branch agencies, and the university system. A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week). This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
