Residential Construction Director of Operations

We are seeking a skilled and experienced Residential Construction Director of Operations to join our team. This role entails serving as an in-office project manager and estimator. Your responsibilities will include estimating various residential new construction and remodeling projects of all sizes. These projects will be brought to you by our sales team and other lead sources.


Additionally, you will be expected to procure and bid on multiple residential jobs. These opportunities will come from our lead services, as well as your own self-generated leads through platforms like the Blue Book and other networks. You will proactively reach out to local builders, general contractors (GCs), kitchen and bathroom vendors, homeowners, and more. You will regularly receive requests for estimates from our in-house sales team. These estimates will pertain to projects such as decks, patios, kitchen and bathroom remodels, home additions, and some new construction jobs.

Responsibilities:

  • Generate accurate cost estimates for commercial and residential construction projects.
  • Actively seek and secure opportunities to bid on new projects.
  • Utilize Bluebeam, Revu, Excel, and or any other software necessary for takeoffs and project estimation.
  • Approximate project schedules based on historical production values.
  • Input quantity and schedule data to calculate final project costs.
  • Consider factors such as equipment, labor, burden, materials, and indirect costs in estimations.
  • Bring fresh and innovative ideas to enhance project efficiency and profitability.
  • Anticipate costs accurately and strategically to increase the project success rate.
  • Have a deep understanding of winning contracts and the bidding processes as well as managing existing projects.

Qualifications:

  • Proven experience as a Construction Project Manager, and/or Estimator in residential sectors.
  • Proficient in using project management software and CRMs as well as estimating software.
  • Strong analytical and problem-solving skills.
  • Excellent communication and negotiation abilities.
  • Ability to work well under pressure and meet tight deadlines.
  • Creative thinking and a proactive approach to work.
  • Familiarity with government contract requirements and bidding procedures.
