Property Manager Job Description
Overview
A Property Manager advertises and markets vacant spaces to attract tenants, and negotiates the lease of properties in a timely and reliable manner. Their role is to manage all aspects of their assigned properties, and inspect and arrange maintenance to meet established standards. Their responsibilities are to maintain a positive and productive relationship with tenants, source and build relationships with prospective clients to expand business opportunities, oversee property personnel and assess their performance, collect receivable accounts, and handle operating expenses.
Steps to take to start your career as a Property Manager and other jobs like it
- Consider pursuing a bachelor's degree in a related field such as real estate, business management, or finance. While not always mandatory, a degree can make you a more competitive candidate.
- Familiarize yourself with property management software and financial management tools used in the industry. Legal knowledge is important, so understanding landlord-tenant laws and local regulations is crucial.
- Some areas require property managers to be licensed or certified. Research the specific requirements in your area. Consider earning a Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) or similar credentials from other professional organizations before you apply.
- Entry-level positions, such as leasing agent, property management assistant, or administrative assistant in a property management company or real estate agency, can be a valuable starting point. Consider internships or part-time positions to gain practical experience.
Real Estate Industry Skills:
We manage a bunch of commercial and residential real estate properties. Real estate industry as a whole requires a lot of patience, whether you're on the property management side, patience with tenants, or on the acquisition side, it's patience to understand when to pull the trigger on a deal you want to buy and when to know that maybe it's okay to pass on deals.

Definitely it's the most surprising thing that each day it's something new and it's just a constant learning process.
Real Estate Salary:
So the beauty of my line of work and what I highly recommend to a lot of people if they have the stomach and the wherewithal to do it, is my salary is mostly based off my performance or the performance of the properties or the assets that we manage. This not only gives myself motivation to do a better job but it also doesn't put a ceiling on a salary or on the money that I can make.

The success and the fruition that you could see in many years down the road is what motivates me, more specifically motivates me to be able to retire early and play a lot of golf.
